How often should a residential community be cleaned?
Entrance hall, stairs, lift and garage don't need the same frequency. Here's how to decide based on the size and use of the building.
It's one of the first questions community presidents and property managers ask us: how many days does the building need? The answer depends less on square metres than on how much each area is used.
What gets dirtiest: entrance hall and lift
Every resident, visitor and delivery driver walks through the entrance hall. In a building with more than 20 homes, it makes sense to clean it at least two or three times a week. In small communities, one complete weekly visit is usually enough if residents look after it.
Stairs and landings
If most people use the lift, the stairs get less dirty and can be cleaned less often, for example once a week with a full sweep and mop from top to bottom.
Garages and storage rooms
The garage mainly needs regular sweeping and an occasional machine scrub. Monthly or quarterly is usual, depending on the number of spaces and whether sand comes in from the beach.
Outdoor areas and pool
On the Costa del Sol you have to plan for the season. An urbanisation with a pool may need twice as many hours in July and August as in January. That's why we propose frequencies that change by month, rather than a fixed price that falls short in summer.
Our recommendation
- Small community (up to 12 homes): one complete visit a week.
- Medium community (12 to 40 homes): two or three visits a week.
- Urbanisation or large building: daily or almost daily service, stepped up in summer.
